Barbados is rich in history, and a big part of that history has been the island's production of sugar cane. There are numerous sugar plantations on the island, some of which are still functioning and producing an annual crop of sugar cane.

There are many plantations no longer used for production purposes and these have some magnificent old plantation houses, which come up on the property market quite frequently.

Plantation Houses are located inland and some properties offer stunning views of the Atlantic Ocean and Caribbean Sea. These properties are usually elevated and buying a plantation house is a great idea if you like to be one with nature as most are set in the countryside. The beauty of buying a plantation house is not only do you get a fantastic house in layout and design, but you also acquire a lot of land with your purchase.

Depending on the parish the plantation house is located in, you can expect to pay anything between $20-$30 BDS per square foot, which is very cost effective considering other residential land is now selling from approximately $40-$100 BDS per square foot. If the plantation house is located in one of the central locations such as St. Michael, the square foot price can rise to as much as $250 BDS.

Plantation houses themselves usually offer 4-bedrooms, but often have many outbuildings and staff cottages included in the price. If you want to invest in a plantation house for commercial purposes these types of properties are excellent for tourist accommodation rentals.

Another major bonus when buying a plantation house is you can find some interesting renovation projects, and again this lends itself to adapting the property to provide tourist accommodations.

You will find some plantation houses have already been restored to their former glory and these properties would be ready to move in.

Plantation houses make wonderful family homes, and their size, which can be anything from 4-15 bedrooms, offers fantastic living and entertaining space. The only drawback to actually living in a plantation house in the countryside is they are often off the beaten path and don't usually have many amenities such as schools, shops, and nightlife within close proximity.

There are some grand old plantation houses located in the parishes of St. Michael and Christ Church and these properties tend to come with less land as the original plantation has been sold off over the years for commercial and residential developments. These properties are large enough to have a grand family home and these properties often cost more per square foot as you are paying for the location.

Plantation Houses sell from $1million Barbados dollars up to $30million Barbados dollars so are at the high end of the Barbados real estate market. You then may need to renovate the property so you will need to budget accordingly for the extra work and renovations needed.

You would also need to factor in the maintenance cost of properties on this scale. There is the up keep and general maintenance of not only the main house, but also the outbuildings and generally keeping the land.

You may find these properties have staff such as gardeners, maids and a cook. It is usual that when these properties go up for sale the new owner will often keep the current staff in place. This can be a real bonus for the new owner, as the staff knows the property and how to maintain it properly.
